Nesebar is an online platform for booking vacation properties in the Nesebar and Black Sea region. We connect guests with property owners, providing a secure and convenient booking environment.

2. Definitions

• "Terms of Service" - The Nesebar website and mobile application
• "Guest" - A user who makes a booking for accommodation
• "Host" - A property owner or manager offering rental properties
• "Booking ID" - A confirmed reservation request for a specific period
• "common.service" - All functionalities provided by the platform

3. Registration and Account

3.1. Registration Requirements

To use our platform, you must:

• Be at least 18 years old
• Provide accurate and current information
• Maintain a secure password
• Have only one active account

3.2. Account Responsibility

You are responsible for all activities conducted through your account. Notify us immediately if you suspect unauthorized access.

4. Guest Rules

4.1. Bookings

• Bookings are binding after confirmation
• You must follow the property rules
• Maximum guest capacity cannot be exceeded
• Using the property for illegal activities is prohibited

4.2. Cancellation

• The host's cancellation policy applies
• Refunds depend on cancellation terms
• Early cancellations typically result in larger refunds

4.3. Conduct

Guests are expected to:

• Treat the property and neighbors with respect
• Follow local laws and regulations
• Not create excessive noise
• Not smoke or allow pets if prohibited

5. Host Rules

5.1. Property Listing

• Property information must be accurate and current
• Photos must represent the actual condition
• Prices must include all fees and taxes
• Fraudulent property representation is prohibited

5.2. Responsibilities

Hosts are required to:

• Provide a clean and safe property
• Respond quickly to inquiries
• Comply with all local legal requirements
• Maintain an up-to-date availability calendar

5.3. Fees and Payments

Nesebar charges a competitive 10% commission on each completed booking. This is significantly lower than major competitors: Booking.com (15-18%), Airbnb (14-20%), Expedia (15-25%). You keep 90% of every booking. Payments are processed within 24-48 hours after guest check-in.

6. Payments and Refunds

6.1. Payment Methods

We accept the following payment methods:

• Credit and debit cards (Visa, Mastercard)
• Bank transfer
• Other methods indicated on the platform

6.2. Refunds

• Refunds depend on the cancellation policy
• Refund processing takes 5-10 business days
• Processing fees are non-refundable

7. Intellectual Property

All rights to platform content (text, graphics, logos, photos, software) belong to Nesebar or its licensors.

Copying, distributing, or using content without written permission is prohibited.

8. Liability and Warranties

8.1. Limitation of Liability

Nesebar acts as an intermediary between guests and hosts. We are not responsible for:

• The quality or condition of properties
• The behavior of guests or hosts
• Loss or damage to personal property
• Force majeure or unforeseen circumstances

8.2. Disclaimer of Warranties

The platform is provided "as is" without any warranties. We do not guarantee uninterrupted or error-free operation of services.

9. Termination

We reserve the right to terminate or suspend your access in case of:

• Violation of these terms
• Fraudulent or illegal activity
• Multiple complaints from other users
• Non-payment of amounts due

10. Applicable Law

These terms are governed by the laws of the Republic of Bulgaria. All disputes will be resolved in the appropriate Bulgarian courts.

11. Changes

We reserve the right to change these terms at any time. Changes become effective after publication on the platform. Continued use of services after changes means you agree to the new terms.
